Is a Loan Balance Transfer Worth It?
Last updated: October 2026
A balance transfer moves your outstanding home loan to another lender offering a lower rate. It can save a lot of interest, but the switch has costs, so it's worth checking the numbers first.
A worked example
Say ₹40,00,000 is outstanding with 15 years left, and you move from 9.5% to 8.5%:
- Your EMI falls by about ₹2,379 a month.
- Over the remaining 15 years you save about ₹4,28,293 in interest.
- If the new lender charges, say, a 0.5% processing fee (₹20,000), your net saving is still about ₹4,08,293, and the fee is recovered in about 9 months.
When it's usually worth it
- The rate gap is meaningful, roughly 0.5% or more.
- You have many years left. Savings shrink fast as the tenure shortens: the same ₹40 lakh with only 5 years left and a 0.5% gap saves about ₹58,441 before fees.
- The fees (processing, legal, valuation) are small compared with the interest saved.
Try your own lender first
Before switching, ask your current lender to lower your rate. Many will match a competitor's offer for a small conversion fee, which saves you the paperwork of moving.
