Work out the EMI on a home loan, plus the total interest you'll pay over the full tenure. Home loans have the longest tenures and lowest rates of any loan.
Under the old regime, home loans offer two deductions: interest paid up to ₹2,00,000 a year under Section 24(b), and principal repaid up to ₹1,50,000 a year under Section 80C. These can meaningfully lower your tax, so factor them in when comparing regimes.
In the early years, most of your EMI goes toward interest. A prepayment made early in the loan cuts far more total interest than the same amount paid later. Even small, regular prepayments can shorten a 20-year loan by several years.
Fixed Obligations to Income Ratio - lenders usually keep your total EMIs within about 40-50% of net income.
